What is e-Realty Cash Back?

e-Realty Cash Back is an exclusive program designed by me to compensate my Buyer Clients for your time and efforts in helping me to find you the appropriate property. Further it also rewards and thanks my Seller Clients for having them entrust the sale of their valuable real estate asset with me.

As a real estate Broker, an Accredited Buyer Representative (ABR) and a Market Value Appraiser- Residential (MVA), I pledge to provide you with the best in professional real estate service. My goal is not simply to sell you a property but ultimately to provide you with unparallel real estate expertise and service that will earn me the distinction of being your trusted advisor for the real estate needs of you and those you may choose to refer to me. Today’s savvy real estate consumer does most of their real estate shopping online before contacting a REALTOR®. Your online real estate search efforts alleviates you and your REALTOR® from physically viewing properties spending both time and fuel that simply are not the right fit for you. It is my belief that your time and search efforts should be rewarded with not only the property purchase you desire, but with money in your pocket. With my e-Realty Cash Back program, you receive a payment that rewards your efforts in searching for and locating the property you wish to purchase through my website. e-Realty Cash Back gives you money to pay moving expenses, legal fees or to purchase needed items for your new home, the choice is yours. Alternatively I would be delighted to also donate the money to a charity of your choice.

Simply use my convenient online search MLS® program to search for available properties that meet your needs and financial requirements or to gain the advantage of receiving new listings as they become available, Contact Me and I will set you up in my “Market Watch” program and you will receive email updates of new listings that meet your requirements.

One you have seen a listing(s) you wish to view, Contact Me I will coordinate the showings at a time that best suits you.

Upon purchasing one of the properties selected and viewed with me as your Buyer Agent, I will pay you on closing the transaction, 15% of my commission earned. No tricks, no gimmicks, just payment for your efforts in assisting me with your property search and purchasing process.

Example:
Value of property purchased $250,000.00
Selling Commission @ 2.5% $6,875.00
15% E-Search Cash Back $1,031.25

Contact me for a no obligation evaluation of your home, chalet, condominium or other area property. I will prepare a detailed comparable market analysis demonstrating the current market value of your property based on other relevant sales along with a detailed marketing plan and an estimated time frame or “days on market” to facilitate a firm sale.

Execute a Listing Agreement with me for the listing of the subject property and said Agreement will also include a clause confirming the terms of the 15% Closing Gift Commission Rebate that we have agreed to.

Upon the closing (completion) of the sale, I will pay you 15% of my total commission earned based on the final sale price of the property.

Example:
Value of property sold $400,000.00
Selling Commission @ 2.5% $10,000.00

Seller Clients

Many consumers looking to sell their property also turn to the Internet when searching for a qualified REALTOR® in which to entrust the sale of their home or other property. As your Seller Agent, my goal is to earn your listing by demonstrating the “value” that I bring to your real estate transaction. Selling your property for the best possible price with the least worry and inconvenience to you is my top priority. In appreciation of earning your business, I am pleased to extend my e-Realty Cash Back to Seller Clients as well, in the form of a “closing gift” rebate. Many REALTORS® give their Seller Clients a closing gift but few do so in the form of money. Similar to Buyers, you too have closing, moving costs and perhaps other expenses associated with the sale of your property. Upon successfully selling and closing your sale, I will rebate you 15% of my total commission earned that you can put towards your sale expenses. Alternatively I would be delighted to donate the money to a charity of your choice.
